How does your referral program work?

Birch management, Inc will pay a referral fee equal to one month's management fee to Licensed Real Estate Brokers for both owner and tenant referrals. In accordance with North Carolina Real Estate Regulations only active brokers are eligible for a referral fee. The fee becomes payable once the property is rented.


When do you pay referral fees?

Referral fees are paid on the 15th of each month after a tenant moves into a property.


What do I need to do to receive a referral fee?

Register your client with us, providing their name, your affiliation, and license. Once received, fill out the referral agreement and send it back to us.


How do I register my client?

Please contact our office to make sure that your client is registered in our computer system. This enables us to assign your client to you and ensure that you receive the referral fee when it is due. All prospective clients must be registered in our system prior to being shown the property for claim to a referral fee. No referral fees will be paid for prospects that were not registered with us prior to the client contacting our office.


How do I get the referral agreement?

Referral agreements are sent out around the first of each month for properties that were rented in the previous month. You may also download a copy of the agreement; however, you will receive one when a fee has been earned.


How do I show a property?

As a licensed Real Estate Broker, you may utilize our lock box that is on each of our properties. Please contact our office to arrange to receive the appropriate code for each lock box and register your client. We also allow prospects the ability to check out a key to our vacant properties to view on their own. Please see our prospective resident section for more information.

Can I show a property on the weekend?

Yes. Please contact our office prior to 4:00pm on Friday to obtain the proper lock box code and showing instructions.


How do I receive a copy of your available properties?

Each week we send out an updated list with all of our available properties. Please contact us and provide an e-mail address to be added to our list. We promise to keep your address private.


What do I do after my client views a property?
